As the new listing for this brownstone at 29 South Elliott Place freely admits, there’s plenty of cosmetic work that needs doing. The four-story house, however, does have nice bones and happens to be located on a park block on one of Fort Greene’s most picturesque streets. It’s currently configured as an owner’s triplex over a ground-floor rental, arguably the most desirable set-up. The asking price is $1,750,000. Does that seem about right to you?

  1. I have seen the apartment and yard. The apartment is bright and really kind of charming. The yard is really great…complete with a fish pond and well thoughtout garden.

  2. The rental is kind’a dumpy and should be renovated/restored soon, the curent rent is lower than market rate. The exterior brownstone and cast iron all need to be redone ($70,000 – $100,000 maybe). The MEP all needs to be looked at and refurbished soon. The yard need a slash and burn farmer with cattle to tame it. I don’t love Brooklyn Tech as a building, but the short walk to BAM, the LIRR and subway make this a great location.

  3. The bottom floor is a bit wonky as a rental, but this house would be pretty perfect for 2 parents and 2 kids in the triplex and the garden floor is perfect for one set of aging parents (I’m very old-fashioned).

    In that scenario, the lack of bath on the parlor floor is disappointing but you could probably squeeze in a half without too much trouble.

    $1-1.2MM doesn’t seem to crazy.

    I’d say owning the whole house was the most desirable, as in “I wish I could pay cash for this baby and not have a mortgage that required me to rent out the garden unit.” Perhaps it’s more accurate to say: triplex + garden rental is the most practical.
