This house that just hit the market at 125 Cortelyou Road is hardly manion-like and some of the renovation decisions are a bummer (talking about you, front door and kitchen), the old bones of the place are charming and, more importantly, the asking price is only $649,000. Of course, given the aesthetic changes that have happened under the current owner, it was a better buy back then at $527,000.

The block is not bad as in dangerous, it’s just boring. This end of Cortelyou is definitely lacking in the amenities department. It’s a hike from a grocery store and the liquor store there is kinda lame. I haven’t checked out much of the other businesses on that stretch of Cortelyou because I have similar stuff closer to me. I can tell you that the “Miami Cafe” bar is one of the few places I’ve been to that I felt I was getting stared right out of- and I go to some serious dive bars. The other thing that may be a consideration is that it’s close to a few mosques and the call to prayer five x a day might interrupt sleep for some folks really sensitive to noise. The area is very ethnically mixed, so you’ll be getting the Shabbos sirens as well. Between all that, the train and the endless cement trucks rumbling down Cortelyou, it’s just kinda noisy at that particular location. I’d pass- there are better blocks in Kensington.
The house is on the scruffier end of Cortelyou. But as other said 10-15 minutes to the shopping and restaurant stretch. I often walk from the F Train west passing this house and the area is not terribly bad.

Bit of trivia I think the new wine bar opening up between Westminster and Argyle on is going to be called Castello Plan after Jacques Cortelyou’s survey.

Bit more trivia the wine shop TB Ackerson named after the developer who built alot of the area.
Yeah, Gemini, it’s a fine part of Cort’el’ee’you… but it’s far from nice stuff. The Farm and Sycamore are 2 blocks from Coney Island Avenue. This place is a 1/2 mile from Coney Island Avenue. So, it depends on how fast you walk — but far. Decent location for the F-train. A serious hike for the Q-train.
I don’t like rowhouses that do not have an air shaft of some type of courtyard in their mid-section. On both floors the room in the middle does not have a window. Not fun during the summer, I would imagine.

This row of homes always stands out when you are looking out from the F train, for some reason.
This is not the most attractive block, that’s for sure. But there are plenty of basic amenities on Ditmas Ave, perhaps just not what a “typical” Brownstoner reader is looking.
I’m guessing this will sell to an Orthodox Jewish or a Bangladeshi family.

Look at the street view. You’ll see the train tracks to the left (less than a block away, and it’s a very short block) and then there is something related to concrete (aka trucks, trucks and more trucks) right past the train. It’s pretty industrial down there.
