It’s not huge, but this townhouse at 226 Wyckoff Street in Boerum Hill sure is charming. It’s got plenty of original details (which appear to be in good shape) in addition to a newly renovated kitchen. Although it’s a legal two-family, it’s currently configured as a one-family. Clearly the biggest hurdle this place is going to have is its proximity to public housing. If that weren’t a factor, the $1,395,000 asking price would seem positively cheap for Boerum Hill.

I agree–they are asking too much for a lovely house situated right between two housing projects. Such close proximity to the projects often results in re-sale challenges.
As I wrote this I’m sitting in my south-facing kitchen looking into the back of this building. That block sucks. This building is a good $300 overpriced. Proximity don’t mean a lick if what you’re in proximity to is public housing. Let the haters come out and give me a beatdown but that’s the truth.

What makes this place worth $570,000 more than a really nice & larger brownstone on Stuyvesant Ave???? Proximity to the G train????”

In this home you’re not a few blocks from public housing.
In this home, you’re sandwiched between public housing!
Public housing at both ends of the block!
On the other hand, the location does have good proximity to Cobble Hill and Carroll Gardens and Downtown Bkyn.

right , all of boerum hill is close to projects along with plenty of cobhill and cargardens.
I think this price for its size (3 story, not deep and not wide) is probably fairly close pricing to peak.
House on Bergen about same size condition just sold for $1.3 something.
If were closer to me, would fetch another $200k.

Seriously though…Atlantic Avenue rocks…this is close to everything. And I definitely would say it’s Boreum Hill…not Gowanus.
Those projects down there are not that bad. I walk by them at night regularly and have never felt unsafe. They remind me of the projects in Chelsea.

Not feeling the love. The house is cute enough, but this isn’t Boerum Hill, it’s Gowanus. Cruddy local school, 70 feet from the 100-year flood zone. The last sale on this block was for $1,130,000. Has the market improved that much since 2009?
