It’s not huge, but this townhouse at 226 Wyckoff Street in Boerum Hill sure is charming. It’s got plenty of original details (which appear to be in good shape) in addition to a newly renovated kitchen. Although it’s a legal two-family, it’s currently configured as a one-family. Clearly the biggest hurdle this place is going to have is its proximity to public housing. If that weren’t a factor, the $1,395,000 asking price would seem positively cheap for Boerum Hill.

  1. @BHguy: how you can see the back of this house looking South is beyond my admittedly unimaginative understanding of cardinal points.
    Dibs: which Stuyvesant house are you referring to? My next open house expedition will be in Bed-Stuy.

  2. I lived on that block for a while. I’ve gotta say that being sandwiseveral shootings while we were there (closer to Wyckoff Gardens). B. Hill is a great neighborhood, but I wouldn’t choose to buy on that block.

  3. There are projects scattered all over Manhattan below 96th Street (Chelsea, Upper West Side, East Village, Lower East Side) and that doesn’t seem to stop things from selling within close proximity.

    Maybe people in Brooklyn are bigger pussies?

    It’s not about the project itself, it’s about quality of life and safety. These are low income housing with very low crime.

    Honestly, one of the complexes looks JUST LIKE Clinton Hill co-ops from the outside.

  4. As I wrote this I’m sitting in my south-facing kitchen looking into the back of this building. That block sucks. This building is a good $300 overpriced. Proximity don’t mean a lick if what you’re in proximity to is public housing. Let the haters come out and give me a beatdown but that’s the truth.
