It’s hard to form too strong an opinion about this limestone house at 273 Brooklyn Avenue given the lack of interior photos (or at least of ones that show much). Clearly the exterior is very attractive (except for those little awnings!) and there appears to be quite a lot of interior detail. Given that the same family has lived there for 40 years, it would not be surprising if much original detail were in place. And at 4,640 square feet, this is not a small house. Still, the asking price of $899,000 is optimistic in this market environment.

  1. The listing prices in Crown Heights always sound super high to me. I wonder if that’s because agents are confused by the mansion sales, such as the one Montrose mentions above, and so they think the average is higher than it is for semi-regular houses.

    A full bath and three bedrooms PLUS parlor on parlor floor — don’t see that everyday, either.

    I predict the kitchen styles match the Fiberama awnings, though.

  2. Not a thing wrong with the location, or block. Very convenient to transportation, etc. It’s probably an Axel Hedman house, he built a lot of houses in that area. He used nice interior finishings, so if the goodies are in there, they will be nice. The entryway looks great! 🙁

    There probably is significant detail inside, also a lot of re-doing, too. I think the broker knows that, hence no pix. I think this is a great house, but is way too expensive. It won’t sell unless it goes down, way down, by almost $200K. I’m a great neighborhood booster, and I think CHN is a wonderful neighborhood, but this is not an $899K house. They were asking that for the mansion on St. Marks Ave with stunning detail and 5 stories, 2000 more square feet, on a better block. We need houses priced so that people who are not millionaires can actually afford to live here.

  3. They claim structurally sound AND with original details. If this is actually true, then I could easily see this getting $700,000. In fact, it would be a rare listing in Brooklyn that has both these items.

    Lack of photos and floor plan is really NOT helping sell this place.

  4. What is with Realtors and not posting photos? These photos don’t tell you anything about this house other than it has a nice ceiling in one of the rooms and awnings on the front of the house.

  5. i wonder if the ag isnt hanging a “jail-time” guillotine type threat over his head…now that he isnt lining politician’s pockets he becomes a relatively easy target.

    at any rate i REALLY hope you get that resolved sooner rather than later. i’d say he’s a fair candidate for flight risk, though he’s in (possibly deeper) doo-doo in the obvious spot (israel) too.

  6. oooooh, why can’t they have more photos and a floor plan so potential buyers will have a sense of the house. I could be interested in this, but am turned off by lack of info. I want to know how deep the house is, how it’s configured. Where are the bathrooms in the plan. Where are the kitchens, size of the rooms, etc. etc.

    I don’t think this is a landmarked block. I could be wrong tho. MM?

    I saw your post to me yesterday. Will respond today. Regarding my complex:

    -impending sale of apt 3H is in limbo because our TCO expired, and DOB won’t renew. We have to go for the permanent C of O now. Would you believe that BG is actually being responsive in tackling the last minute items? The AG is on his case.

    -as I mentioned before, comps in my building show a peak-present decline of about 10-15%. I agree with you, however, that no units in my building sold at the peak of the bubble, so I have no trouble going along with 20% (which, when I joined Team Bull, I stated was my “over-under” line).
