289 Garfield Place was an Open House Pick last month shortly after it hit the market with a price tag of $1,950,000. It’s a nice house in a nice Park Slope location, but it feels to us like it lost a bit of its soul when it was recently renovated. It’s also a four-family house, which takes it out of the running for a lot of family buyers. Of course, having three rentals does help take the sting out of that monthly mortgage payment.

  1. Boerumresident, the decline is neither. Normal would be 4,500-5,500 or 6-8 months worth of sales. Manhattan and Brooklyn markets somewhat work in tandem, and since no-one is doing the in-depth work on Brooklyn numbers Urbandigs is doing on Manhattan, let’s just take his numbers as the best we have.
I think the higher inventory points to a further decline in prices, but not as pronounced. I don’t think we’ll reach a bottom or price stability until we get back to 5,500 units for sale.

  2. My yellow isn’t bold enough. I have mango in Philly but it’s a much smaller room. I think mango in a large parlour might be a bit much…but it would certainly bring out the white plaster work.

I also have the picture rail with the 2′ of plaster detail above which I assume will stay white.

  3. “From the floorplans, the first one you listed has the separate sinks in the bedrooms.”

I saw that…in the jack and jill bathroom on the top floor. All 3 of those BHS houses are winners, I thought. Not surprised they sold. But but but…no one has any money anymore, I thought…?

    😉

  4. From the floorplans, the first one you listed has the separate sinks in the bedrooms. i bet there’s a ton of beutiful wood built-ins all around them in each of the top floor bedrooms

  5. 11217….my moldings, casings and doors are all painted white with light yellow walls…That blue on your second listing really makes the detail stand out. I was thinking about a blue for my parlour level. What do you think?? The brooklynbridgerealty.com site has an even nicer one…this one is rather pale!!!
