227 Clinton Street, a 25-foot-wide brownstone in Cobble Hill, hit the market in mid-September for $3,400,000 and by the end of October was listed on StreetEasy as being in contract. Apparently, though, things didn’t work out, as the gorgeous double-duplex house has been back on the market for a couple of weeks now. Man, is that parlor floor to die for or what!

  1. Minard – are people really thinking it’s “no biggie” to spend 3 mil on a house and then have to totally reconfigure? Or DIBS, are you predicting it will sell for 2.2-2.5? It would probably still come to close to 3 mil after renovations at that price. I would think at that price, there are lots of other choices out there.

  2. The facade is tinted browstone stucco as per usual, but the classical details at the window pediments and the entryway portal are gross, they were not executed properly. A good re-brownstoning should result in a crisp, classical look that imitates carved stone, which these facades were originally. Unfortunately the stone was shit, and did not last a generation. Usually, houses from this period feature deep ledges beneath the parlor windows supported by brackets. It is all standard classical detailing, but it is what makes these grand houses grand. Fortunately there are many talented architects and masons in Brooklyn who could do this work perfectly.

  3. Minard — What’s wrong with the facade? I don’t claim to be an expert, but this looks fine and appropriate.

    And yes, a triplex would be best to take true advantage of that foyer. Maybe even turn the downstairs into a home office for a professional.

  4. Ringo hit the nail on the head. We looked, we loved, we passed for that reason – in addition to the extra dough that will need to be spent expanding the kitchen and other changes to floor plan/space needed to get it to the right layout.

    But it is a massively lovely place. And wide.

  5. This block is a very heavy traffic block, mostly with cars caught between the stoplights of Amity and Pacfic. Cars are always in that crosswalk on the north side of Amity.

    The stoplights there are really annoying.

    I think this building is almost touching Norah Jones’ house, which will be good if the Wall St. Twins are peeping Tom’s (after the windows are installed).

  6. spectacular house. Now that’s a brownstone!
    At this strata, owners often live in various places, have other houses here and there and like having tenants they trust just to watch over things and keep the lights on.
    Or, if they wish to make this their primary residence they hire an architect to redesign the interior, no biggie.
    My only issue with this house is the facade, it needs to be restored properly. Some wealthy people still care about such things, hopefully this will sell to someone who will want to restore the exterior details.
    The interiors are palatial, beautiful.

  7. I think the floorplan could be easily reconfigured to give you a garden rental or no rental.

    I’m not a fan of Clinton Street — too busy — but this block near Cobble Hill park is pretty. But while the house itself is lovely, if I were spending 3mm on a place, I dont think this would be the place.
