We wish the owners of 358 Prospect Place luck, but we don’t think this place is likely to fare very well in this market. It’s on one of the less scenic blocks in Prospect Heights and, while it’s in fine shape, it’s been stripped of all of its original character. To top it off, at 2,295 square feet, it’s on the small side for a townhouse. With all that against it, we don’t see how they get anywhere near the asking price of $1,200,000.

  1. I love this: “2BR apartments for high income rent” Just who is going to be ponying up the high income rent, in this area, as unemployment continues to climb?? Put down the crack pipe!

  2. Adam, I think that’s the rental kitchen which the listing says have been renovated. Unfortunately the listing adds
    “an owner’s unit ready to become your own creation” We all know what that means!!!!!

  3. despite being pretty well located (particularly if you have kids), this block is definitely funky. some nice apartments, a couple of nice enough houses, but a lot of odd and/or run-down little places. i think folks are right – gotta be sub $1m. it’s outside the landmark district, but pretty close to it, so even if you get some junk going up across the street or next door, at least you know your walk to the train and your backyard are relatively safe. and more freedom to renovate yourself…
