We wish the owners of 358 Prospect Place luck, but we don’t think this place is likely to fare very well in this market. It’s on one of the less scenic blocks in Prospect Heights and, while it’s in fine shape, it’s been stripped of all of its original character. To top it off, at 2,295 square feet, it’s on the small side for a townhouse. With all that against it, we don’t see how they get anywhere near the asking price of $1,200,000.

  1. I lived here and I can assure you there aren’t 2 2BR apts in this building. The second floor apt and the third floor apt are identical, and they are 1BR railroads with a “den” …which can only be used for storage because as the poster above mentioned there aren’t any closets.

  2. omg! i live in this row of houses. it’s a railroad-style apartment with a small middle room, so there’s no way that at least the third floor could be considered a 2BR. The closet is big, so you might be able to stretch it and say that a cradle could fit off the bedroom, but not a grown adult.

    even though this block is outside the historic jurisdiction, and it’s not the nicest one in prospect heights, it is truly the nicest area i’ve ever lived. at night you only hear birds and crickets, which is the rarest of the rare in NYC, and it’s on the same block as a beautiful playground and a super-nice bodega at underhill and prospect.

    before this apartment i lived in crown heights. overpriced prospect place may be, i love living here.
