While we’re away this week we’re looking at some properties that have been on the market for a very long time…456 Bainbridge Street first came onto the market in July 2007 asking $695,000. The Bed Stuy two-family got its first price reduction that November and its been death by a thousand (okay, four) cuts since then. The last price decrease was to $449,000 in January of this year. One thing that can’t be helping the cause: The lack of any interior photos on the listing. (The one you see above is left over from when we wrote about this place a year ago.) It seems like a weird call because, judging from this photo, they look decent; in the absence of photos, buyers typically assume the worst. So what’s up? In this time of foreclosure, is there no price in this part of town that can get this deal done?

  1. I know this area is not going to be part of the Stuyvesant East submissions for landmarking.. Nothing east of Howard Ave was included in this round.. Mopar is right this house is in the Ocean Hill section of the area. But it looks like a nice house I think the price should be a bit lower maybe in the high 300s even. I appraised this place before looking at the location. Right now “prime” areas of BS should be in the 600s to low 700s which I still think is a bit high. Right now Bushwick seems to becoming the new hip place to be and with Stuyvesant Heights getting better this area should come up soon…

  2. It is in Bed Stuy. It is in the Ocean Hill section of Bed Stuy. Price is very reasonable, especially considering it’s brick/stone rather than wood. The location is getting kind of close to the projects on Bainbridge, though I don’t know if that matters. Generally the houses on this street are attractive, with nice deep front yards and trees. We never looked at this particular house because we prefer fewer changes (kitchen, arches) and the parlor upstairs.

    Please note a big plus of this house: It is a true two family, which means 2.5 original baths and plenty of bedrooms, unlike the houses elsewhere in Bed Stuy. So you don’t have to sleep in a parlor nor do you have to go downstairs to the kitchen level in the middle of the night to use the loo.

  3. Its not in Bed Stuy. Its in CB 3 but it’s not considered Bed Stuy. alsawo, street by street some of these blocks are still nice. This one looked OK on Streetview but you got to walk them and what’s surrounding to get a sense.
