House of the Day: 52 Strong Place

We never cease to be amazed by home owners who, in this day and age, will hire a broker whose marketing scope is limited to a small sign in the window with a cell phone number. Such is the case at 52 Strong Place, a four-unit house in Cobble Hill that appears to have been the victim of an unfortunate facade renovation a few decades ago. (Lost City calls the house “the street’s ugly duckling.”) Given the number of units and the condition of the exterior, it seems unlikely that the interior will have much to recommend it. Which makes the asking price, which a tipster found out by calling the broker, all the more surprising: $2,499,000. Bonkers, right? The broker is Welcome Home Realty, 917-495-9569. Update: Thanks to the reader who tracked down the listing and some photos here. GMAP P*Shark
How can you people keep knocking the price points? Cobble hill and carroll gardens have had many comps in recent months who support these prices. This even after the lehman failure. If you are not very familar with these Nabes i understand but overall the prices are in line.
well done aandclaw. The pictures makes me feel that maybe it could get 2.5M. Interesting backyard. I’ve seen much worse (Dean Streer shell) asking for that much.
looks like a batting cage is set up in the backyard. i like it! let’s not forget that this peice comes with 3 tenants.
and the astroturf in the backyard…..
Great sleuthing, aandclaw! In the link you provided, any thoughts on why the front of the house appears to be four stories, and the back only three?
My wife and I walked by this place last weekend ( trying to find a brownstone to buy ), I pointed it out to her and she didn’t even notice it because it was so hideous. I really can’t believe they are asking that much for something that looks like that. The only upside is the location.
I think it is a combo of family member as broker, and not being ready to hear the more realistic price a seasoned local broker might give.
mr b:
i think it’s a fsbo…in any case, i did some digging and here’s a website with pics

am i hired?
totally oldschool
the owners have probably been there 30 years or more and are most likely using a family friend or someone close to their family
There’s a house on my block that has that too – some unknown broker from Queens with a rinky dink sign in the window
