We never cease to be amazed by home owners who, in this day and age, will hire a broker whose marketing scope is limited to a small sign in the window with a cell phone number. Such is the case at 52 Strong Place, a four-unit house in Cobble Hill that appears to have been the victim of an unfortunate facade renovation a few decades ago. (Lost City calls the house “the street’s ugly duckling.”) Given the number of units and the condition of the exterior, it seems unlikely that the interior will have much to recommend it. Which makes the asking price, which a tipster found out by calling the broker, all the more surprising: $2,499,000. Bonkers, right? The broker is Welcome Home Realty, 917-495-9569.   1. This is a triple-A location. Facades can be fixed.
    First question: what kinds of tenants? Rent-reglated?
    Over-63? If answer is yes to either of those questions, take off 500,000 on the asking price.
    I like that dogleg in the rear yard. You could sell that off to the adjacent neighbors to lengthen their own yards for a prety penny.
    This would be a great property to convert to a two, or three family.

  2. I dont think this price is bonkers if you agree with me that you have to price a house 20%+ higher than you really expect to get since nobody is paying full price. so ask 2.5 and sell for 1.9? is that unrealistic? it’s a great location.

  3. Unit 4 is listed at 817 sq ft versus 1,075 sq ft for all others, so it is probably set in from the back of the house. Given the whole house is 20 ft wide, that would make the setback around 10 ft.

  4. That back of house pic doesn’t jive with front pic to me.
    Windows line up with nice house on left in street pic but in back only 3 stories show up and window lines don’t match.
    Perhaps the odd shaped backyard give them even more FAR?
    Looking at records definitely looks like estate sale. Some heirs in for nice chunk of change.
