We’re in love with the bayfront brownstone at 448 6th Street that just hit the market. It feels historically authentic but not precious, and it’s a little different from your standard-issue brownstone. The asking price is $2,825,000. Given the current meltdown and the fact that the house is only 17 feet wide, that’s going to be tough, but, man, whoever ends up here is a lucky duck.

I realize things are quite different than they were even a month ago, but as for comps, haven’t there been at least a couple houses go for 2 million (or a little over) quite a bit farther south…I want to say 12th street and another one down near there as well. From what I recall they were also much smaller.

    I’d say this is priced to go a few hundred thousand less than asking. According to Property Shark, the owners have been here since 1976, so they stand to make a BUNDLE either way.

  2. Polemicist – I’m going by comps, which I think will be adjusted as a result of this crisis. Already, for this location, size and condition, this price would have been optimistic this summer. Now, it just seems absurd. Not saying it’s not a nice house with potential, but I personally wouldn’t touch it for much over $2mill, and that’s still a very big chunk of change in this climate.
