We’re in love with the bayfront brownstone at 448 6th Street that just hit the market. It feels historically authentic but not precious, and it’s a little different from your standard-issue brownstone. The asking price is $2,825,000. Given the current meltdown and the fact that the house is only 17 feet wide, that’s going to be tough, but, man, whoever ends up here is a lucky duck.

exterior = unique for the area
interior = very well maintained
ok maybe its a little overpriced given the lack of width, but I could certainly see this selling for close to 2.6 even in this state of economic disaster.

I agree with 11217, I think this house is in “move-in” condition. It is good enough shape to move in and live there a while and then assess how you want to approach changes and upgrades. As I wrote earlier, I would like french doors looking out on to a terrace, but maybe once I lived there I would think of something else. I really love this house more than most others I have seen here. I assume that most days the family would dine in the garden level. A “formal” dining room upstairs could be great for fancy occassions. A dumb waiter could be installed easily for the dishes. This arrangement will far outlive the current “kitchen in the living room” vogue, which I think it often an excuse for developers to cheat one out of the extra room and square footage of a real kitchen in new buildings.
PS: Nokilissa, there is nothing wrong with being picky especially if you still have cash these days.
For 3m I want them to include their furniture. Some of those pieces (the tables and dresser) are just gorgeous!
