The brick two-family at 295 Bond Street is a mere 1,400 square feet and is need of a total renovation. As the listing points out, such a renovation could include the addition of another 1,000 square feet and the creation of a legal commercial space on the ground floor. Still, for $895,000, this is feeling like a tough sell.

  1. well maybe that explains the pricing. if it is in demand they can hold out and get it. short of doing any homework on the zoning or recent comps in the area like 3:29 seems to have done I say holy sh*t if this house commands that kind of money. we are a confused bunch. and I agree w/ 3:34

  2. I disagree. Looks like someone named MVM Holdings is making a play for the block. They own 297 and 305 Bond. 295 is only 16′ wide too small to work with, but if you combine it with 297 you have a 32 foot wide lot. The problem is that 299 recently sold for 1.5 million. However, it’s just a one story garage and could easily be taken down and added to the mix. Combined that would give them 100′ total street front. Jon, would be interesting to see how this plays.
