An old-school house in Carroll Gardens for under a million bucks? Well, technically that’s true but there are a few catches. The brick two-family at 295 Bond Street is a mere 1,400 square feet and is need of a total renovation. As the listing points out, such a renovation could include the addition of another 1,000 square feet and the creation of a legal commercial space on the ground floor. Still, for $895,000, this is feeling like a tough sell.

  1. I have always thought this was a sweet house. It’s just out of Carroll Gardens, in a nice part of Gowanus. There is a great neighborhood feel on the streets between Bond and Hoyt. There are artists studios (my office is in an old factory a couple of blocks away) around. There are no services. My wife and I recently bought a house on Union a few blocks away. It’s a fantastic part of Brooklyn. I don’t understand all the negativity on this site. Sure the price is a bit steep. But look at what other properties are going for.
