House of the Day: 295 Bond Street

An old-school house in Carroll Gardens for under a million bucks? Well, technically that’s true but there are a few catches. The brick two-family at 295 Bond Street is a mere 1,400 square feet and is need of a total renovation. As the listing points out, such a renovation could include the addition of another 1,000 square feet and the creation of a legal commercial space on the ground floor. Still, for $895,000, this is feeling like a tough sell.
295 Bond Street [Corcoran] GMAP P*Shark
I love the ‘commercial’ play. There’s about zero foot traffic there. The broker is ugly, but who knows, in person maybe she’s better. Lately Corcoran seems like they can’t afford to hire any decent photogs…
Cute house.
Unusual that the the window openings do not line up but it is still pretty and balanced.
How did the old builders do it?
In the first floor bathroom, you can be on the toilet and wash your hands at the same time. Worth the price.
You get the Dish. You can watch 200 channels to take your mind off of over paying for your dumpy house.
I’d only buy it if they threw in that satellite dish sticking off the building facade.
Could be a very cute house in a really cool part of Gowanus, but the price is pretty steep.
