The four-story brownstone at 166 Prospect Place is lovely, full of historic detail (lots of original woodwork) and clearly well cared for. It’s also on one of the nicest blocks in Prospect Heights. The asking price, however, seems better suited to the other side of Flatbush. Is there any precedent for a 4-story brownstone in this immediate area (especially one without one of the extra-deep backyards Prospect Heights is known for) fetching this price? The best comp we can think of is 202 Prospect Place, which started out with similar ambitions (asking $2,495,000) but ended up closing for $2,100,000. We could see something similar happening here.

Well people…as evidenced by the Lincoln Place home yesterday that sold for 250K over ask at 3 million, this is literally a couple streets away.
And half a million cheaper.
Don’t think it’s THAT far off.
Maybe 2.3 or so.
This is a GREAT part of PH.
Yes, these folks need some serious help in staging this to sell. Hard to see past the clutter.

I don’t really see the comparison between the two. 202 was a beautiful home and this one seems to need a lot of work to get it to be on par (at least cosmetically)

When I looked at the pictures, I didn’t see any details, they were over shadowed by the cluttered interiors.
Those owners need to get rid of their knick knacks, the house will show better.

Is it a new “arrangement” you have going now with Corcoran where you don’t list the actual sale price of the home (only allude it it) in your article so you have to open it so Corcoran gets more hits?
Looks a bit narrow and in need of significant aesthetic upgrades all around, and possibley an entirely new kitchen. Kitchen is functional, but for over $2million, should be much nicer imo
