The four-story brownstone at 166 Prospect Place is lovely, full of historic detail (lots of original woodwork) and clearly well cared for. It’s also on one of the nicest blocks in Prospect Heights. The asking price, however, seems better suited to the other side of Flatbush. Is there any precedent for a 4-story brownstone in this immediate area (especially one without one of the extra-deep backyards Prospect Heights is known for) fetching this price? The best comp we can think of is 202 Prospect Place, which started out with similar ambitions (asking $2,495,000) but ended up closing for $2,100,000. We could see something similar happening here.

  1. Brownstoner, 1:44’s question deserves an answer. This is not the first time I’ve noticed the price left out of an HOTD recently. If it’s an accident, fine, but just update the post, then.

    If it is intentional…. REALLY shady.

    I’m guessing (hoping?) it’s the former.

    Houses sell at prices like this every day with photos like this or no photos at all.

    As for your prediction of under $2M, what do you know? That detailless thing on Carlton has gone into contract. Don’t know how much for yet, but someone already posted here that their bid of 1.9 was rejected.

  3. I think underneath the stuff, this is a nice house. The fireplaces with the colorful tile surrounds are great, and I can understand why the owner would go for strong colors to complement them. I like the windows in the ground floor kitchen.

    That said, broker should have insisted that they declutter, and then she should have taken better pictures. Why show the bedroom windows with the shades down and those curtains? That doesn’t show off the windows, and certainly does not add to any effect of this being worth over 2 million. The period bathroom could be great, but why show from that angle? That’s a great tub, move the shower curtain out of the way so we can see it. Even the backyard needs to be decluttered.

    I don’t blame the homeowner – they obviously enjoyed living in their home, and love color, art and their stuff. But if you want to sell in this market, for that price, the broker should not just walk in and take pictures, as is.

    Long story short, it looks like a great period house in good shape that will appeal to a buyer for whom that is paramount. Not the kind of place for a minimal Bosch kitchen or Poliform living room. I’m thinking less than 2 mil as a final selling price.
