It was just two months ago that we were writing about Corcoran’s efforts to hawk the five-story brownstone at 204 Washington Park in Fort Greene for the optimistic price of $3,100,000. Now, Monica Villard, who used to run Fillmore’s Williamsburg office, has the exclusive and is coming out of the gate at $2,900,000. While this place has got some nice details on the parlor floor and is quite large (5,750 square feet), we think it’s still going to be a tough sell, particularly because of that pesky SRO status (which is conveniently omitted from the current listing).

A question re: the SRO issue. If it’s delivered vacant, what are the chief differences between financing and carrying costs for an SRO vs. a three family? Higher mortgage? Higher insurance? Bigger down payment? Corcoran had an SRO for sale in Crown Heights for 1.1, which looked pretty good, but didn’t sell right away.
Could they at least have spent an hour (30 minutes even) clearing up before taking those interior photos?
Sorry, but who’s gonna drop $2.9m on a house with layers and layers of varnish and old paint to strip off all the surfaces, crappy hardware to remove from the pocket doors, ugly spiral staircases, a tacky looking pass-through, overly glossy floors and cheap aluminum windows. And that’s just what we can see in the pics. Who knows what other horrors are lurking out of sight. $1.75m would be a fairer price.
Actually, I like the photo of the open desk drawer blocking the view of the fireplace. Looks like she’s WORKING for her 6%.
Has the stoop railing/banister been painted over or is it a concrete reproduction? What’s up with it?
ha ha infamous – that’s funny. seems crazy that they use a photo of a messy room with unmade bed for a 2.9 million listing. not to be anal, but really!

it certainly was up until about 5 years ago.
now it’s a dirt pile.
this price is absurd…even for ft. greene. you can get homes right off the park in park slope for this price.
Oh why oh why do brokers try to use big words? “Vaux and Olmsted’s infamous 30-acre Fort Greene Park…” Infamous is not a desired feature.
The broker may want to look up the meaning of infamous in the dictionary, among other things.
Houses half the size on less desireable blocks are on the market for well over 2 mil. If SRO status can be worked out, I bet the house sells for over 2.5.
