It was just two months ago that we were writing about Corcoran’s efforts to hawk the five-story brownstone at 204 Washington Park in Fort Greene for the optimistic price of $3,100,000. Now, Monica Villard, who used to run Fillmore’s Williamsburg office, has the exclusive and is coming out of the gate at $2,900,000. While this place has got some nice details on the parlor floor and is quite large (5,750 square feet), we think it’s still going to be a tough sell, particularly because of that pesky SRO status (which is conveniently omitted from the current listing).

  1. OKAY…okay…too expensive…and I too was critical above…but it will sell…let’s not browbeat the poor house too badly just b/c the RE broker priced it too high and couldn’t get it together to spruce the place up a little.
    It’s not a complete dump, no? And it’s not clear it needs a “total gut” (per 4:33PM). Should be in the low 2s…
