It was just two months ago that we were writing about Corcoran’s efforts to hawk the five-story brownstone at 204 Washington Park in Fort Greene for the optimistic price of $3,100,000. Now, Monica Villard, who used to run Fillmore’s Williamsburg office, has the exclusive and is coming out of the gate at $2,900,000. While this place has got some nice details on the parlor floor and is quite large (5,750 square feet), we think it’s still going to be a tough sell, particularly because of that pesky SRO status (which is conveniently omitted from the current listing).

last i checked, ft. greene was not listed as one of the top 10 neighborhoods in the u.s. so it seems like a no brainer where to go if you’ve got the cash…

Yes, Ms. L’s house referred to above was deee-uhn! I was in there while it was going on. It was a major gut reno overhaul…(Wasn’t my taste in the end but whatever…).
I am astonished, as are many above, at the photos of this place!!! “Infamous” must have been in reference to the interior view, not the exterior view. Ugh! The noive!
Ok, here’s where my head starts spinning: this house, an SRO in need of some serious reno work and total overhaul, with basement flooding issues (see previous HOTD comments) is listed for $2.9, when 181 Washington Park (the opulently renovated move-in beauty a few houses over) closed in June 2007 for $3.03. WTF are brokers and sellers thinking? This is totally insane. Doesn’t anyone check comparables anymore?
