272berry07.jpgAs far as we knew, the days of doubling your money in less than a year were behind us. Apparently, the owner of this South Side brick house was told otherwise. After ponying up $820,000 last August, the current owner went to town on this place, making a number of strange aesthetic choices along the way, especially for a flipper. Okay, this seems like a good place to reiterate the most broken rule of flipping: KEEP IT SIMPLE! So, in the case of the bathroom, do white subway tiles and traditional basic fixtures. Why do some people think that they are going to get more money for their “creative” bathroom stylings when in fact they will be alienating a huge portion of the potential buyers? (To be fair, the kitchen looks okay.) Even if this place weren’t 16 feet wide, even if the house weren’t only 35 feet deep and even if the lot weren’t a measly 50 feet deep, this house just feels like it’s trying too hard and not worth close to the $1.5 million asking price.   1. doesn’t look like a low to mid range stove – looks like a Viking range, can’t tell about the fridge. Either way, I disagree with your comment in any event 5.40 – an inoffensive and what looks to be ok kitchen for a change in a narrow house.

  2. I love how brokers will describe any kitchen with low to mid-range stainless steel appliances as a “chef’s kitchen.” What a joke. No chef would go near this tiny poor excuse of a kitchen with low to mid-range stainless steel appliances that you can barely boil water with and that will be outdated in a year.

  5. 3:50 – its actually a very nice block of Berry Street. There is a construction site two or three doors to the right (which has been stopped for a couple months now), and a vacant corner lot to the left. But everything else on the block and nearby side streets is 19th century rowhouses. This is actually one of the more “Brownstoner-like” blocks in Williamsburg (though the buildings are probably quite a bit older than your typical brownstone).

    And yes, this has shown up on Brownstoner twice before.

  6. I think this has been a HOTD before, no? I remember thinking the kitchen looked nice; the staircase is pretty too. I’ll put in another yes vote on the blue tile, but that master bathroom toilet looks really uncomfortably exposed to me. Crazy to allocate so much space to a bathroom in a small house IMO. Not loving the illegal apartment either.
