There are lots of things to like about this new listing at 44 1st Place (the moldings are our favorite!) but the asking price has us scratching our head. Granted the house is bigger than most (24 feet wide with an extension on the lower two floors) but $3,600,000 for a four-family house in this location seems aggressive, doesn’t it? A brownstone around the corner (which to be fair probably is not as nice on the inside) sold in May for $1,405,000.

  1. It’s a Place block, which means they have deep front gardens. They go for more. Also, the pictures show a lot of intact detail, which is unusual in Carroll Gardens. More pictures would be nice. Wonder how the bedrooms and bathrooms are.

  2. I agree the listing isn’t very informative, but this is on (arguably) one of the best blocks in Carroll Gardens. And if the listing is correct, that means there are 2 1200 square ft apartments on the first 2 floors, plus the 2 other somewhat smaller apartments. I have seen condos of that size (and without nearly the detail) going for over $1 million. I don’t think there are many whole brownstones “around the corner” of that block going for $1.4 million these days, unless around the corner means a far less desirable block right off the BQE tunnel. I agree that 3.6 million is way high, but then I don’t understand people who pay $2 million for half of brownstone either.

  3. How could a 4-story building in Carroll gardens bring in $18,000 per month? are floor-through $4,500/month?
    This seems about 30% overpriced or 4 years too late for an “investment” property.

  4. who is realty collective? If not biggie like corcoran,bhs, elliman or neighborhood broker like brook bridge, cobblehts,etc I don’t take seriously.
    And just saying that one house sale around corner (without stating which one) doesn’t help either. Obviously wide range of house prices, depending on size, condition, etc.
    These are very large floors so condo conversion is also possibility and we’ve seen some incredible prices on those.
