There are lots of things to like about this new listing at 44 1st Place (the moldings are our favorite!) but the asking price has us scratching our head. Granted the house is bigger than most (24 feet wide with an extension on the lower two floors) but $3,600,000 for a four-family house in this location seems aggressive, doesn’t it? A brownstone around the corner (which to be fair probably is not as nice on the inside) sold in May for $1,405,000.

also should note 431 clinton st that was asking $1.4 mill that is in contract for $1.8 million, another gut job.
I think the Realty Collective needs a collective dose of reality. Read their mission statement and you’ll see these are artsy-types who have no clue about the market and comps. Such a shame, since I’d like to see a collective that has alternative values/practices to the BHS, et. al.
I am beginning to think Park Slope is the only neighborhood in Brooklyn that escaped sheetrock and vinyl siding.
Can someone explain to me why this multi-family building (allegedly worth 3.6 million dollars) pays only $4828 in real estate taxes?
Is this 44 or 46???
I know gut jobs around the block much smaller that are going for $1.85 to $1.925 million. 432 Clinton st.and 436 Clinton st
65 1st place is in contract for $2.45 mill and its not as nice.
if 369 Clinton st 2.8 mill and 371 Clinton st 2.7 mill both 16 feet wide could sell at those prices
then come on this could easily sell for close to ask.
This is one of those Syrian Italian blocks. They will pay anything to be able to walk to the nearest deli with homemade mozzerella and prosciutt.
CGfan, to me, the facade looks like a brown paper bag.
All the details including the cornice and ironwork have been removed. It is a stripped-down ghost of a house.
All those tings can be restored of course, but for a price.
funny Minard, I think the house has a fair amount of “curb appeal”. Have you ever been on that block? I imagine the house does need alot of work, but it doesn’t look in bad condition compared to many “fixer upers” I’ve seen.
