Schwing! This new listing at 588 5th Street isn’t hard to get excited about. Located on a park block in the Central Slope, the single-family house has amazing original details, including parquet floors, wood moldings, mirrors, and plaster moldings. The unusual facade, a mix of brick and brownstone, is also part of the package. The kitchen definitely needs some renovating, but it’s huge and has some nice old built-ins that we’d want to try to keep. The asking price is $2,500,000 and we think they’ll get pretty darn close to it.

  1. 11217, on that second listing, the BHS one, I don’t think Noki wants people living above her. i wouldn’t either, not at $800k and certainly not at $2MM+

  2. I suspect that the half bath the broker mentions is just off the kitchen. In the photo of the kitchen, you can see an open door and I think that’s the commode area, even though the floor plans don’t actually indicate the use for this small space near the laundry area.

    The bedrooms are a nice size, especially the two front ones and the layout of the bedroom floors, virtually identical, is nice. Still, I must admit that I prefer my own house which is only three stories, but a good deal deeper, Yes, some of the interior rooms are not as bright, but I don’t have to walk quite as many steps. The detail is really nice, but I think I would want to open up the wall from the living room to the entrance hallway to make a much larger, less claustrophobic, space

  3. I love this house although from the photos it looks like it does need qite a bit of work, so I can imagine in person, it must really need work. I think that the price is adjusted for that however. Looks like a buy from where I’m standing (not that I can afford this). Houses on 3rd street regularly disappear for $3 million and better so I’m wondering what makes it overpriced because it is two blocks south??

  4. Aww, I like this house. It does seem a bit steep for the location and for what is likely required in renovations, but wow! That woodwork is stunning.

    This is too deep into the Slope for us. We have corralled our search to walkablity to the Q and the 4/5 trains. The F would be a whollllle nuther matter.

For all the reasons cited above, this seems overpriced or very “aggressively” priced to use the RE jargon (also as is no rental income). 2 mill seems more like it, which says nothing about the quality. I would love to have a house like this with so much original detail left (and ditto the kitch cabinets are lovely and can be preserved). It’s empty, so seems like they would need to sell sooner than later; is it an estate sale??

  6. Love this house, and I think the asking price isn’t totally crazy. The only negative is the location. Although it’s close to the F, that train is sloooow. If you want the 2/3 or B/D, it’s about a 15 minute walk, so no matter what, you’re talking one hour to midtown. Not a huge deal if you’re not commuting to Manhattan daily, but kind of a drag if you are. Also, I seem to recall that although the north side of 5th is within the PS 321 zone, the south side is not.

    In the north Slope, I think low to mid 2’s for this house would be spot on, despite its condition. In southern center Slope, I think it’s harder to justify.
