The owner of this building at 536 Court Street has pulled off a pretty impressive renovation. The kitchen and bathrooms are particularly nice, and the center stair and back deck both help create a very open feel. Clearly the building is not your typical rowhouse, with its ground-floor storefront; nor is the location (near the very end of Court Street) likely to be considered ideal by most buyers. So it’ll be interesting to see how the price of $1,700,000 flies. Predictions?

I looked at several places on this block some years ago and found it dreary. More recently a friend moved to Huntington and I visited. What a change! The only drawback I found is the Smith/9th train station, which I don’t like, but the friend says that it’s not a bad walk to 3rd. There are some very cute and inviting little neighborhood restaurants, coffee shops, etc. around here. It’s a nice house. Someone put alot into the design. May not be to everyone’s taste, but what is?
I saw this place last weekend at the OH. While it is on the upper end of Court Street, I disagree that it’s an undesirable location. It’s right by the subway and there are tons of great restaurants, bars etc. nearby. The renovation is top notch and the property is stunning. For buyers who appreciate modernist style, I think there’s a lot to love here. IMO it’ll go very close to ask, if not above.
There is something so pleasing and quirky and tasteful about this place that I really want to like it wholly.
But the location is a tough sell, and I can’t understand the idea behind putting a tenant on TOP of you, and of essentially ruling out any potential buyers who would not want that configuration. Because now they must not only rip out a top-floor kitchen, but an interior staircase as well. And repair the hole.
i think this is in the PS58 zone, and think it will sell quickly. location is not that bad, and the house is perfect.
DS — floorplan shows two bedrooms, but note the dotted line wall. If you look at picture 7 of 11 on the corcoran site, it looks like there must be some sliding partition that could be opened up to create a separate space. Obviously, you could also build a real wall there, but it doesn’t currently exist.
I agree with aishling.. I think this house is very very nice but not my taste at all. It will find a good buyer but this place has narrowed there potential buyer population down to a select group.

The floor plan shows two bedrooms in the duplex, each with an ensuite bathroom.
Seems like a helluvalotta cash, but I may be biased because I think the location blows.

No way this is a developer — this was designed for someone with very specific tastes. I think the place is pretty cool, but it is so very specific (reminds me of that house built by the Ricky’s guy) that it won’t appeal to a broad audience. The duplex, for example, really only has one bedroom — and that bedroom has a bathroom that is basically inside the bedroom. Good for a single person, but for a family, not such much.
