The owner of this building at 536 Court Street has pulled off a pretty impressive renovation. The kitchen and bathrooms are particularly nice, and the center stair and back deck both help create a very open feel. Clearly the building is not your typical rowhouse, with its ground-floor storefront; nor is the location (near the very end of Court Street) likely to be considered ideal by most buyers. So it’ll be interesting to see how the price of $1,700,000 flies. Predictions?

  1. I also would have put the apartment on the lower floor, if it was to be a two family. Who wants their bedrooms under their tenants? Not wanting to be awoken by people above makes me prefer top floor apartments, and is one of the main perks of buying a house.

But I would have done it as a one family. If keeping the storefront look to the front (which I may not have done in any case), I’d have kept the front part of the first floor so it could be used as a storefront – an office, a workshop, something to take advantage of that wall of glass. A kitchen? no. Kitchen would be on the back of that floor, with the dining area, with living room up one floor. If I wanted living area in the first floor front, I’d have changed the facade.

  2. Fabulous design! But for the $$s, who really wants to live on a commercial street under the shadow of a giant highway overpass. I mean, there’s a limit to “gritty chic” surely?

  3. I think it will go for the $1.5mm offer I’ll make on the place or more.

In my view, this is right in the most interesting park of BoCoCa and walkable to everything on Van Brunt in Red Hook, not to mention right around the corner from the pool. It’s also in the PS 58 zone and an easy walk to 2nd Pl stop on F/G if you don’t want to deal with Smith/9th street.
