Could this be a record asking price for Boerum Hill? 154 Dean Street just hit the market asking $3,250,000, and from based on the photos from the listing we can see why. Wowza! It’s big and it’s beautiful. The Greek Revival house is 25 feet wide with a three-story extension on the back on and the original details are stunning. Amazing!

  1. It’s got great curb appeal, the parlor floor looks wonderfully decorated and the garden is lovely. I can’t decide if I like the floors or not. But it would be a shocker if this goes over $2.7M. Does anyone know what 142 Dean (currently in contract) finally went for? Maybe if that house somehow got over its ask, these sellers are feeling emboldened (and perhaps rightfully so).

    Also, isn’t this a garden rental and triplex? I don’t see a top floor rental, but I loathe the floor plan feature on Elliman’s website — there is no way to enlarge it without makign the text illegible and painful to examine.

  2. This house has some beautiful details and charm (L/R, D/R, and garden look amazing), but at $3.25M there are some issues that I think should not be a concern in this price range.

    For example, a kitchen that needs major updating, no central a/c (notice the dreaded window units), rooms that need plaster work, and a rental unit with no private entrance (should the buyer decide to keep it). Also, what’s with the 1970’s flouresent fixture in the master bath (makes me think there are other lighting upgrade issues)? They’re also not showing us pics of the other bathrooms.

    Am I asking for too much at this price?

  3. Nice house, some beautiful period details, lovely backyard and the furniture and rugs and style of decor are nearly perfect. But I just don’t see this as a 3+ million dollar home. The kitchen and baths and some of the architectural choices are textbook 80’s and likely need to be completely redone. And when looking at the pictures on full-screen, there appear to be some issues with cracking and leaking as well as other maintenance issues.

  4. Actually, come to think of it, I know families who live in brownstones with rental units on the top floor and it is more unobtrusive than a rental unit in the garden level. Of course they rent to someone who they treat almost like a member of the family. And for a typical WASP family, that is not a high emotional hurdle.

  5. I would hope so, Minard. I would hope the buyer can afford it without the need to rent that unit out.

    Perhaps the entire top floor could be turned into a billiards and cigar smoking room with a full kitchen and bar.

    Also, the garden is quite tastefully done.

  6. Incredible living room and dining room. Love the wide borad floors in the other rooms.

    Beyond that, less so. Kitchen needs to be gutted and sorry but I don’t want a house with that detail and at that price just to keep all the doors closed as I go from one level to another because there’s a rental unit on the top floor. If that’s for guests then no problem.
