Could this be a record asking price for Boerum Hill? 154 Dean Street just hit the market asking $3,250,000, and from based on the photos from the listing we can see why. Wowza! It’s big and it’s beautiful. The Greek Revival house is 25 feet wide with a three-story extension on the back on and the original details are stunning. Amazing!

  1. Agree with Nokilissa: renovations look dated. Great if they get their price, but to my eyes this is a reason why renovations should fit with the style of the house — anything “contemporary” is going to look tired in a few years no matter what you think.

  2. Come on people – this house is significantly overpriced. It needs a new kitchen, central air, and lots of other cosmetic upgrades. The addition is not a pretty one. It also needs to become a single family, with a garden rental, which it is not. If this house was already done, the price would make sense, but I don’t see it going for more than $2.8 for sure.

  3. If that kitchen needs to be gutted than mine needs to be bombed. I think this house looks great. Can’t comment on the price because I can’t believe what some people are willing to pay for a house.

  4. Especially given that Cobble Hill houses of comparable width are asking only a little bit more.

    And of course, this house is not even in PS 261, let alone 29. (For those who care.)

  5. I agree that the price seems a tad unreasonable but I doubt it will be discounted by a third.
    I do not see what Nokilisa describes as 1980’s rehab. The 1980’s did not look like this in Boreum Hill, trust me.
    The kitchen looks like a real kitchen and not an ostentatious stage set. The facade is absolutely lovely. It’s a great house inside and out.

  6. That extension is u-g-l-y. But the house seems light-filled and gorgeous. I’ve been in one of those houses on that side of the street, and they’re just lovely. Great proportions.

    Agree that the kitchen is a real let-down. In a house of that asking price, I would want a lot better than what’s there. The rest of the house looks pretty good, but I can’t see it fetching anywhere the asking price.
