Could this be a record asking price for Boerum Hill? 154 Dean Street just hit the market asking $3,250,000, and from based on the photos from the listing we can see why. Wowza! It’s big and it’s beautiful. The Greek Revival house is 25 feet wide with a three-story extension on the back on and the original details are stunning. Amazing!

That’s a 1970S kitchen — if only 80s! I am not picky but it needs to be gutted.
Comparing it to 142 Dean, which is similar in size and width, but has a bigger lot (2,500sf vs. 2,200) and is in better condition, it’s hard to understand the asking price.
142 went in contract asking $2.7M, about 2 months after going on sale, so probably close to ask. Looking at both listings, I would think 158 should be worth less than 142, not more, so if there is something that made the seller/broker think “my listing is worth at least $500,000 more!”, it’s not communicated well.
My widget for the HOTD would be $2.55M.
No way the buyer of this house would rent out the top unit. Probably expecting a deduction to convert that to a bathroom, plus new top of the line kitchen and baths. What would that run, 250k max? Still a great deal for the seller.
The problem with the in-law units when they are on the top, is that your widowed mother or mother in law isn’t going to be able to maneuver the stairs indefinitely. So its a wash, and either a great amenity for friends and family, or a conversion-to-be.
Now, as for the neighbor premium….who happens to be one of my favorite actresses…..it may actually interest other celebrities as well as plenty of wanna bees.

I like the kitchen just like it is. Very functional and not show-boatey. I hate sleek developers’ kitchens.
I do think that with a 25-foot wide hous, the photog can put the fisheye lens away. It really distorts the proportions of the interior.
I agree that the extension is not particularly attractive. Maybe it looks better from inside.
I have to disagree with you, Minard, about the kitchen. I don’t like the open shelves over the sink and I find that tile work over the stove really ugly. I also dislike the fact that there seems to be very little actual food prep space in that kitchen. I Anyway, I still cannot believe the price that is being asked for this place.
I didn’t see the extension earlier. yes it’s ugly but more effective use of the back and the yard is what’s important. Not sure why they didn’t put a full side-to-side addition on the back

I don’t know about the 1980’s, Minard, but I knew houses in c. 1992-93 that were not too far off from this house’s appearance (albeit skinnier).
My goodness, that extension is ugly for a $3 million house. Reminds me of Rikers Island.
