Could this be a record asking price for Boerum Hill? 154 Dean Street just hit the market asking $3,250,000, and from based on the photos from the listing we can see why. Wowza! It’s big and it’s beautiful. The Greek Revival house is 25 feet wide with a three-story extension on the back on and the original details are stunning. Amazing!

wow…what a disappointment. I always pass by this house and thought it was beautiful. but to see the pictures of the inside. what a let down. agree with all the postings–terrible kitchen, hideous bathroom and the backyard looks like an overgrown jungle. the extension–what a horror. who was that architect?? love the wide plank floors though. agree that probably another hollywood’er will buy it at that price.
well..just goes to show you can’t judge a book by its cover…
Sorry, don’t know where my head was…142 Dean is 150 feet down the block. I know 142 Dean. For some reason I was thinking about a house on Bergen one block over that was up for sale several years back.
It was late when I got in last night, but I was completely sober, so I don’t know WTH…my bad!
We’ll see. I haven’t seen either house, so this is just from listings, public information and maps. Maybe there was a huge mad auction on 142 that pushed the price up? Time will tell.
I never knew that maybe having to acknowledge old people would be such a downer. The Mugavero center is far from charmless and visually fits in as well as probably almost any recently built institutional building is going to do. Plus, 152 is only about two houses past the center, so it’s not as if it is entirely out of sight. I just can’t agree that this lot is “far superior” — maybe a little better, but nowhere near enough to justify $650K more.
I doubt that the price difference reflects a significantly better shape. I think this new ask is being driven by the fact that _much_ smaller houses on worse blocks are fetching over $1.6 million. I still think that this is over-reaching, but maybe if 142 actually sells at above its last ask, then perhaps these sellers are setting the bar high to look for offers above the $3M mark.
Maly, i saw 142 and did not think it was in anywhere near “very good” shape. I am guessing 154 is in better shape because it is the same Prudential broker who had both listings.
But I do agree that the location if far superior in 154. Overlooking the geriatric center was a big turnoff.
142 overlooks the charmless geriatric center so doesn’t get one of primary benefits of being on a landmarked block. Not sure about 154 but the 25ft width in conjunction with the passage of a century or so meant the floors at 142 were all off kilter, and not just to the point where a few shims would do the trick. The cited celebrity owns a nearby property but doesn’t live there, although I guess that’s always a moot point for actors/actresses…
What do you mean by little in common? They are on the same block, in the same neighborhood. They are both 25-ft wide houses, and both very nice old houses, built around the same time, and in very good but not perfect shape. Is there a better comp I missed?
BHill — why do you say 142 and 154 have little in common? It looks like they were built around the same time, originally had basically the same layout and both need some work to move them out of the late 80’s/early 90’s genre. 154 has a grander street facing side, but otherwise, they seem pretty similar.

Street Easy asy 47 days to get into contract. I’d say it took almost 13 months. Regardless, these two houses have little in common besides 25′ width and remodeled backside.
