281 State Street, one of the 14 Townhouses that went up on State between Smith and Hoyt in the middle of last decade, just hit the market with an asking price of $2,950,000. The price represents a 20 percent mark-up over the 2007 sales price of $2,700,000 but compares favorably with the recent ask of $3,200,000 at 267 State (though that deal never got done–it’s now up for rent). These houses certainly ended up being popular with buyers and there aren’t many options for buyers looking for a modern townhouse, so we don’t think the price is out of the question. You?

Yeah, weird setup with guest bedroom. Just let them use one of the ones on the thid floor, each of them have their own bathrooms
Did this really sell for $2.7? I am pretty sure the smaller houses (like this one) sold $2.55 and the taller ones at $2.65. If my memory is right, that’s over a 15% increase in the sale price from pre-Lehman peak.
If you turn the lower floor into a great room, then you’d have to do something tricky with the bath there.
Also, that “guest bedroom” is really more like an entry foyer or possibly an office. I don’t recall the original offering marketing that space as a bedroom (potential or otherwise), but I could be wrong.
Bxgrl – I can see that point – but I guess if you have a brownstone/townhouse you want to maximize the space for real living (at least I would) and not worry about potential guests… – ha!
I also like it but I still would rather live in an old brownstone. Gem- I think the good thing about the guest room is that it gives guests and hosts real privacy from one another. I used to stay in a friends house upstate,on visits and the guest room was separate from the bedrooms and had its own bathroom. I loved it.
hmmmm – I like it, but the kitchen is a bit too sterile for me
also looking at the floorplan – am I right to assume the entryway to the house is adjacent to the guest bedroom which is on the same floor as the kitchen and dining area???
why not knock down that wall and just create one large “great room”?
I don’t like the kitchen and Living Room on different floors.
No sale since 2007, so hard to tell without a comp. Definitely not over $3M, so they started with a stab in the dark. Time will tell, but my vote goes to no-deal, because it’s also for rent at $11,000, which seems to indicate the owners are not that motivated to sell unless they come out even.
Bland.
I like these houses too. For someone who wants modern but doesn’t want to gut an old townhouse of it’s character to get it, this is definitely up their alley.
