281 State Street, one of the 14 Townhouses that went up on State between Smith and Hoyt in the middle of last decade, just hit the market with an asking price of $2,950,000. The price represents a 20 percent mark-up over the 2007 sales price of $2,700,000 but compares favorably with the recent ask of $3,200,000 at 267 State (though that deal never got done–it’s now up for rent). These houses certainly ended up being popular with buyers and there aren’t many options for buyers looking for a modern townhouse, so we don’t think the price is out of the question. You?

  1. Is $11,000 reasonable rent for a townhouse in this area? My feeling is that it is stretching it a bit (to me, $10,000 is more reasonable but it’s all finger in the air with few comps). Let’s just say for the sake of argument that $11,000 is reasonable – that sale price is over 22x annual rent roll!! I know we debate the rent vs own equation and maybe someone will come in, fall in love based on aesthetics or limited inventory and pay the price, but there’s no way it makes economic sense to do so. Price is out of the question in my mind (and not just because I can’t afford it!!)

    it’s that famous one with the steelworkers on the
    Empire State Building lined up eating their lunch and chatting on an I-beam 80 stories up.
    I don’t mind the decor, has a certain minimalist vibe by way of Beijing.
