281 State Street, one of the 14 Townhouses that went up on State between Smith and Hoyt in the middle of last decade, just hit the market with an asking price of $2,950,000. The price represents a 20 percent mark-up over the 2007 sales price of $2,700,000 but compares favorably with the recent ask of $3,200,000 at 267 State (though that deal never got done–it’s now up for rent). These houses certainly ended up being popular with buyers and there aren’t many options for buyers looking for a modern townhouse, so we don’t think the price is out of the question. You?

I saw this home during the open house on Sunday and loved the decorating. Think the price is high but fair.
I’d second the comments on price/rent.
Also, one would assume that the building has depreciated over the past four years — you aren’t buying new anymore.
11k seems ok as a rent though.
20% premium over 2007 sale implies that Brooklyn has appreciated 70% relative to the rest of the country over the last 4 years. (1.2/0.7).
Beautiful modern house. Agreed with the earlier posters that small room should have been opened up to create a larger ‘great room’. Their neighbor on 267 State St. uses that small room in the front as a den. With all of that room in the house, you don’t need to use that ‘prime real estate’ to carve out a small room like that.
Also agree that it’s nice to have the kitchen and living room on the same floor. There’s SO MUCH you can do when designing a house from scratch, but the developer definitely needed to keep things consistent since they did the whole block..
Might go to the open house. Something fun about it (notwithstanding the decor). Not that I can afford $2.5-$3.0 million, but if I limited my real estate porn to what I could afford, most of brownstoner would be off limits.

How did they manage to get such a low annual tax bill for new construction? Was there some sort of abatement, and does it run out?
@chicken– yes, this was the one on the tour. We volunteered there. It is a nice setup. I particularly liked the little terrace on the top floor.
you got 2 guest bedrooms on other floor if you have freeloading relatives, friends.
People that have kids can’t afford or deserve houses like this.
so-called guest bdroom on garden level is really just a TV room/den.
