This single-family house at 237 Wyckoff Street in Boerum Hill is extremely charming. There’s lots of original detail and the three-story house was the recipient of a tasteful renovation in the recent past. Even the price ($1,495,000) on its surface doesn’t sound too bad. Of course, the elephant in the room is the property’s proximity to the Gowanus Houses, the public housing complex down on the corner. This particular block of Wyckoff, though, is quite nice, with well-kept facades and lots of nice trees, so maybe it won’t be that big a deal.

I think this just misses the 261 zone; which is a bummer for the sellers. Correct me if I’m wrong, but my understanding is that 261 will no longer take students zoned for 38. Other than that, I find the house bright and charming and even kind of like the homely kitchen.

It’s quite a small house in not the greatest location. I wonder what price it will get?
there are townhouses in harlem that cost 5 million that are even closer to even worse projects. are these projects even that bad? a perusal of city-data indicates that are actually quite tame. (im not trying to justify these ridiculous prices tho..)

They’re in the ball park for that block but asking on the higher end. Down the street 226 sold for 1,466,000 in May. Now I don’t think they’ll get as much as that because that place looked like the kitchen was recently done but perhaps in the 1.3s?

I see. Well they have a family room on the main living floor so that kind of makes up for it. Unless you throw a lot of formal parties it’s still a nice layout for that size of the house.
Why does the ad say it’s three floors but then include the basement in calculating the square foot total?
