This single-family house at 237 Wyckoff Street in Boerum Hill is extremely charming. There’s lots of original detail and the three-story house was the recipient of a tasteful renovation in the recent past. Even the price ($1,495,000) on its surface doesn’t sound too bad. Of course, the elephant in the room is the property’s proximity to the Gowanus Houses, the public housing complex down on the corner. This particular block of Wyckoff, though, is quite nice, with well-kept facades and lots of nice trees, so maybe it won’t be that big a deal.

It’s Wyckoff Gardens, not Houses. The Gowanus Houses are at the other end of the block. And this block is wonderful, this house has a lot of potential but as Maly and others note there are a lot of devils in the details.
The BR layouts are a little awkward but probably the best way to use the space to get 3 real bedrooms. Or use the parlor BR as a rear parlor or library with no problems.
It will probably move briskly between 1.25 and 1.3, or languish for a long time in hope of getting north of $1.375.
Looks like a good house at a good price.
The price per square foot seems good, especially with all the storage in the basement.
The potentially unpermitted extension could be an issue, but should not drive the price down that much.
PS 38 is actually a good school, although bring up an earlier thread enough black kids go there to scare off white parents.
I would call it a two bedroom house. The bedroom off of the living room should be used as a library or move the kitchen upstairs and put another bedroom downstairs where the kitchen is now located. Very easy situation to solve. Also, everyone is always so upset about being near the “projects”. Low income people are not all bad and they too have to have a place to live. Was Jared Loughner from the “projects”?
This house looks like a steal. I don’t think people understand how desirable the Boerum Hill/Cobble Hill/Carroll Gardens area is, and how few affordable, move-in-condition houses there are in the area. I imagine this will be sold at or near ask within the next 2-4 weeks.

I bet the seller could put in a really nice, simple kitchen for $30K that would increase the sale price value by $100K. Or, they could put in a passable IKEA kitchen themselves for $4K that would increase the sale price by $25K.
That said, price is too high for a crappy school district 1/2 block from projects. Probably at current market for prime PS 58 or PS 29.
it’s in move-in condition, but i think it’s probably more accurate to call this house updated rather than renovated. it sounds like they poured some cash into mechanicals, windows & doors, and some other structural improvements. but if you look at the pics in full view you can see the floors are beat up, the ceilings are peeling, yes, the kitchen is old and doesn’t look exactly up to code (outlet in the middle of the floor?), where are the bathrooms, etc…
that said, the house is cute, warm, friendly and well-laid out. location is a mixed bag, school is not good. still, i think someone will fall in love and a deal will get done just sub $1.4.
I think this is a pretty good deal. Nice one family house in Boerum Hill, close to everything and close to transit. Charming interior, nice garden. In re proximity to projects, every block in Boerum Hill is within a few blocks of the Wyckoff Houses so not sure if that is really a deal breaker. I have friends on Butler a half block up from the Houses and visiting them I never noticed anything particularly harsh about living near them.
cute little house! the renovation is not really to my taste, but it’s not that big a deal to redo a kitchen/baths, install central air, oh wait, now I need to redo all the wiring, and what? is? that? oops, no, I don’t think this extension is permitted. It’s move-in, but I have a feeling getting a permit would open a can of worms. The second problem is the slight square footage exaggeration: 16x35x3= 1680sf, plus that piano-shaped extension, let’s say 1,900sf all in.
According to Corcoran reports, the psf for townhouses in that area of Boerum Hill goes from $500 to $750/psf. The range for this property should be between $850K-1.425M, depending on the overall condition and whether you should pay for that extension. I think $1.25M or so would be fair, but I’m sure BHO would say it will bottom a $1M.
