House of the Day: 280 Van Brunt Street

The photos may look like they were taken by a circa-2004 cameraphone, but this listing at 280 Van Brunt Street might still be worth a look for the right open-minded buyer. First off the building has a retail space and is on the main retail stretch of Red Hook (right next door to the Red Hook Lobster Pound!). And while they need a complete overhaul, the upper two residential floors actually appear to have a bit of charm to them. And the price is only $699,000. What do you make of it?

It’d be a great location for another business and hipsters would rent aove, restaurant/food smell and all.
This won’t last.
those pics were the same pics I recall in the old ad and they were much clearer so this looks like someone did a bad photo copy of those old pics
I believe it was just listed on Zillow for about a year or so at $499k with no takers. I had friends thinking about it then. I thought upping it to $699k was a bold move, especially with the bustling mechanic next door. It might be ok for a the right business. It’s sad that real estate in the neighborhood has about a $200k pre/mid-gentrification tax (which I sadly fed into a bit). I like living here, but any bargains are elsewhere though. I just hope it’s peaked, for the sanity of leaving here.
@Maly I think I ended up purchasing the other wreck you are talking about. Was is 176 Richards St.? It is indeed a wreck that I overpaid for, but it suits my mixed-use needs and I like the hood. I’m under no illusions, it’s a compromise, but it was hard to find a similar building for the price. It’s working out pretty nicely.

Johnny,
If you look at things over a 20 year period Red Hook has already blown up big.
disgusting and appalling.
recall seeing this ad from a long while back and was told this might be an all-cash deal required.
Wow, it’s like the broker isn’t even trying. “Here’s some fuzzy pictures of a shithole in Red Hook. $700k. Whatever.”
