This North Sloper looks like a sign of the times to us. As far as we can tell, this would have been asking north of $2 million just a few months ago. Now, at $1.795 million, the location and historic integrity of the building make this pretty attractive, we think. Perhaps there’s a bit of a discount for the fact that it’s a three-family–most buyers in the North Slope these days probably want a one- or two-family. In addition to the cost the reconfigure, the listing admits that the house needs a tune-up in places. Personally, we’d start by plastering over that brick wall in the bedroom! Regardless, we suspect this will attract a buyer quite quickly at this price. It makes us wonder: If this house is $1.8 in the prime Slope, what would it be in Fort Greene?

    Ah. Prospect park. The smell of fresh cut meadow grass. The sweet song of the finches. The stillness of the Quaker cemetary. The apple cheeked children laughing as they pull their sleds.     Relax.

    Rent for a while. I know your $100K down payment is burning a hole in your pocket, but 6-months isn’t gonna kill you, even if prices rise a little. CD-rates are over 5%. Earn a little interest, have a nice meal.

    Shopping out of deperation is the best way to make a mistake.

  4. I am someone who just moved to the area, so I need to buy now. In spite of what everyone is beginning to say, I don’t see anything through my experience that the market softening — not in terms of what is available for me to buy in the next six weeks.

    Houses in fringe areas continue to rise in price (I am looking at WT, PLG and Ditmas Park,) and sell quickly. The attitude among sellers seems to be “cash in, now’s the time to do it!” My observation is that sellers aren’t acting as if the market has softened, brokers aren’t lowering prices (except to provoke a bidding war), and most buyers are still a bit desperate, since bidding wars are the norm.

    Just FYI, I am looking below $1 mil., so my observations don’t apply to the big brownstones.

    I fully agree with the comment above that Warren Lewis is pricing low to bring people in and entice a bidding war. I’ve seen them do that a couple of times very recently.

  5. Dear St. Ann’s Grad. it is me anon: 2:00pm. I did in fact and do in fact work with my kids, they are not only kids whom I LOVE dearly but they are a project and a fantastic ones I might ad. As a black parent I have no choice, there aren’t many of us at SAS. So you can say what you will and by the way, we happily live in Fort Greene and bought here when no one else wanted anything to do with this neighborhood!

  6. I’m the first poster. I just said FG prices are RISING, not HIGHER than PS or better “value”, simply RISING. See real estate stats for BK in last year.

    Now, I prefer FG for a few reasons (note that I bike everywhere):
    Closer to manhattan (one stop to chinatown)
    Closer to waterfront (future promenade)
    Closer to Williamsburg (restaurants)
    More character as far as history and ethnic diversity (my opinion, y’all can disagree, I don’t care).

    Oh, and I think (according to Parks DEpt website)Fort Greene park is the first park in the COUNTRY.
