This North Sloper looks like a sign of the times to us. As far as we can tell, this would have been asking north of $2 million just a few months ago. Now, at $1.795 million, the location and historic integrity of the building make this pretty attractive, we think. Perhaps there’s a bit of a discount for the fact that it’s a three-family–most buyers in the North Slope these days probably want a one- or two-family. In addition to the cost the reconfigure, the listing admits that the house needs a tune-up in places. Personally, we’d start by plastering over that brick wall in the bedroom! Regardless, we suspect this will attract a buyer quite quickly at this price. It makes us wonder: If this house is $1.8 in the prime Slope, what would it be in Fort Greene?

No one is saying FG park is as nice as Prospect Park, people are just defending it against those who say it is not really a park vis a vis Prospect Park…

FG park is, as linus inferred, is really nice and all, for where and what it is.
Nowhere near on par or scale with the cultural offerings of Prospect Park, but perfectly wonderful for neighborhood in which it resides.
Kind of silly to actually presume to compare the two, like comparing a branch library to the NY Public Library on 5th and 42nd.
Both have their purposes, and serve well.
2:13: I loved St Anns, thanks. It was back when it was a progressive school and we talked and explored and did drugs, not a rote prep school as it is now. It saddens me that it has become a place for kids whose parents “work” with them 24/7. My heart goes out to the kids.
In response to the person who thinks there are no good schools in Fort Greene: check out P.S. 20! The (newish) principal is very determined to make the school reflect the changing neighborhood and has already formed partnerships with BAM and others in the community to make a good school great. This year’s Pre-K class included many people from the immediate neighborhood who have all known each other since our kids were babies. And next year’s Pre-K looks to be a similar bunch. Anon at 2.24, if you do read the NYC statistics, prices have gained since last year at this time, just at a much slower rate. I’m sure the market will, and is in the process of, slowing down, but there have not been any earth shattering bargains yet (don’t think there will be really, just a slowing in appreciation, maybe flat, maybe modest decline from the highs of the last year).
If this house actually is 45 Prospect Place, then it’s not that much of a deal really. 20’x45′ on an 81′ lot means a very small yard. Last year 90 Prospect Place, also featured on Brownstoner, was listed with Warren Lewis for $1.775M as well. The houses on those blocks are minorly affected by subway noise, that’s how close they are to the stations. I’m not sure what the one last year went for but there was a bidding war and it was on 100′ lot.
