houseThis is an interesting house to look at in comparison to yesterday’s HOTD at 15 Lefferts Place. This listing is at a bit of a disadvantage since the broker hasn’t taken the time to upload any interior photos. (We walked by last night and spied a run-down addition in the rear which doesn’t augur well for the rest of the house.) But Greene and Washington is certainly a more central location than Lefferts Place. This cuts both ways however, as there’s a bus stop right in front of the stoop. There’s also a low-end Chinese take-out place a few buildings over. The Greene Avenue house is 4 feet narrower than the one on Lefferts but has an extra garret-like fifth floor. It’s also an interesting comp for the FSBO at 369 Grand which is on the market for about the same price.

  1. I favor the 15 Lefferts Place listing over this listing. I would not, however, say that the Greene Ave. location is creepy at night, just not the best location in front of a playground and bus stop. If that does not bother you as much, it might be a good buy if the renovation costs for the Greene Ave. listing are in your range of affordability.

  2. This is, just about, the worst location in Clinton Hill. At night, that block is desolate and creepy. And right around the corner, there is this “hotel” that doesn’t look all that welcoming. But yes, it is “central” on the other hand…

  4. This HOTD has the same square footage over five floors as 15 Lefferts Place over 4 floors. 15 Lefferts Place is a quiet block though, does not need a lot of work as described above etc. I’d go for 15 Lefferts Place if I had the dough.

  5. we looked at this house last fall. it’s a nice-sized house that needs a lot of work. a lot of work. for the price, we found it to be very overpriced. if i recall correctly, the current owner bought it about 1 year ago and paid less than 1 million.

    we opted for 221 Greene instead, at a much lower price than what this seller is asking.
