houseThis is an interesting house to look at in comparison to yesterday’s HOTD at 15 Lefferts Place. This listing is at a bit of a disadvantage since the broker hasn’t taken the time to upload any interior photos. (We walked by last night and spied a run-down addition in the rear which doesn’t augur well for the rest of the house.) But Greene and Washington is certainly a more central location than Lefferts Place. This cuts both ways however, as there’s a bus stop right in front of the stoop. There’s also a low-end Chinese take-out place a few buildings over. The Greene Avenue house is 4 feet narrower than the one on Lefferts but has an extra garret-like fifth floor. It’s also an interesting comp for the FSBO at 369 Grand which is on the market for about the same price.

  1. That’s not a creepy block at all! The only minor worry I’d have is the Chinese restaurant just off the corner of Waverly which might be stinky.

    The kids on my block refer to that playground as the red playground, as opposed to the green playground on Lafayette and Washington. 8 years ago the red playgroud was the crackhead playground and all the kids, parents and babysitters/nannies went another block to the green one, but it’s much improved, as is the adjacent school, PS11.

  2. Perhaps more interesting to people looking to buy somewhat low and renovate would be two properties on the Irving/Classon block of Putnam. 50 Putnam is a four story corner property (3 family). Used as a rental property forever, no details to speak of inside needs an entire rehab inside. Owner was looking for @800k last summer – two offers have fallen tthrough. 60 Putnam has been flipped a bit – last year a shady group was offering it as 700k as is or 900k fully renovated. A stop work order is posted on the door right now. Perhaps a marble fireplace or two, but otherwise pretty much needing a gut (at least when I saw it at flashlight last year). The two houses between it and the corner seem to be in need of tlc as well. Odd little lacuna in the gentrification we are seeing around here. It seems to me that it is these kind of properties which might inspire more than just shock at the prices. And as my monicker suggests, I’d love some company…

    “$1M is overpriced for Brownsville” but its the new up and coming nabe, have you seen the architecture?? Are those gunshots?? And poor people?!? Gee…Those poor artist and hipsters are being pushed out to East New York. Are those gunshots?? And poor people?!? We got a deal!

    THIS PRICING IS OUT OF CONTROL!!!

  5. The thought of the Graham Home for Old Ladies being a “hot pillow joint” brings to mind too many twisted images to mention. Was it “The Graduate” with a retirement plan? Please god tell me it was AFTER old ladies lived there, and not the nonagenarians themselves that were turning tricks.
