Three different readers sent us the link to the Lefferts Manor limestone being sold sans broker. While the owners may not have the web design skills and marketing savvy of the Fizzbows, we still like their independent and enterprising spirit. Will buyers like the $930,000 price tag? We’ll see. Here’s what one of the tipsters had to say: “This house is in a pristine row of limestones in the historically landmarked district in single family only Lefferts Manor. It seems like a good price for the area (there are homes sold for over $1 million now).” Curious? You can check out the open house this Sunday from 1 to 3 pm.   1. The houses in LM are lovely, but there is more to a buying a home for your family than just the house. No, I don’t live in the Manor, but I do have friends who do and I have been to many a playdate and party there. I have a good sense of the area, thanks.

    My friends who live there love their house and some of their neighbors, but they hate the surrounding areas, are scared of crossing Flatbush to leave the area, and worry constantly about crime. Those are their big issues. They also complain about the total lack of decent stores, restaurants, etc, and the noise from people hanging out and blasting car stereos. While they enjoy their homes, they feel trapped in a tiny enclave.

    The comps from anonymous @4:43 are mostly for larger homes (3 or 4 stories) and are all from before the market softened.

    It’s not how I’d spend my money.

  2. We just purchased a house in the Manor three months ago (one that flew under the radar of this website). We almost didn’t go through with the purchase because of all the alarming posts about the nabe’s safety etc.. Boy am I glad we did! Our neighbors are all interesting, creative professionals, and we haven’t been harassed once. Sure, we would love a cafe or two to open, but we are thrilled with our full three story house (yes, the Manor has many of these), our yard is great, there are plenty of of kids from well educated families for our daughter to play with, and we haven’t run into a single thug. We sent our child to private school even when we were living in Park Slope, so this works out well for us.

  3. 930K is about right for this very tight knit friendly neighborhood. Unless you live here you really have no idea what the Manor is about.

    There are a couple of other houses that sold in the 1.2 to 1.3 million range. Lefferts Manor is a great place to live. And the fact that these houses have stayed one family makes them more valuble than a multifamily. Most multi families were chopped up from the 50s to the 80s, especially in Park Slope where house were redlined back then. The Manor houses have survived predominantly as they were built at the turn of the last century. They are a treasure of New York City

  4. My daughter goes to PS 261 in Boerum Hill and has a friend on this block or one much like it. If it’s the same one, it’s a wonderful block but what are the public schools like?

  5. The real question about PLG is why aren’t there more amenities as compared to the other “rising” areas? Does it lack community organization or a mechanism like a business improvement district? Or does the neighborhood lack people with an entrepreneurial spirit? Does the price of housing zap all the money and energy? Or is it so close to Park Slope and Prospect Heights that it doesn’t matter, because they’re a quick drive away (and residents can avoid investing in Flatbush Avenue)?
    Are there any opinions or answers out there?

  6. I noticed this thread fairly late–if I were posting earlier, I’d write a comment similar to that of “GardensGal” Except that I’ve lived inLeferts Manor for 31 years and only raised one child. Nevertheless, we’ve been very happy here.

    I’m one of the readers who forwarded the listing to this website. IMO,the price does seem in line with similar houses in the neighborhood and Maple Street,bet.Bedford and Rogers, is a particularly nice block.

    vivekan — you may be right about 3-5 years from now. problem is you’re pricing the neighborhood as if it already were 3-5 years from now.

    Sorry you’re tired, but the “house of the day” is all about arguing over asking price. That invariably includes ragging on the neighborhood, block, supermarket selection, etc. Deal with it.

    I’m tired of people talking about what a great place for raising kids PLG/LM is with the vaguest of rationales. “Sense of community,” and “lots of friends in the area” aren’t going to provide my kids with a competitive education where the public schools are substandard. Say what you will about the blue chip neighborhoods, but they save a 2-child family $400,000 in private school tuition.
