Three different readers sent us the link to the Lefferts Manor limestone being sold sans broker. While the owners may not have the web design skills and marketing savvy of the Fizzbows, we still like their independent and enterprising spirit. Will buyers like the $930,000 price tag? We’ll see. Here’s what one of the tipsters had to say: “This house is in a pristine row of limestones in the historically landmarked district in single family only Lefferts Manor. It seems like a good price for the area (there are homes sold for over $1 million now).” Curious? You can check out the open house this Sunday from 1 to 3 pm.   1. 160 Maple Street is holding an Open House this Sunday (1/15/2006) from 12:30-2pm.
    See for yourself what a great home this is.
    Conservatively, 3-5 years from now all the naysayers will be gnashing their teeth. And, yes, for those of you who appreciate such, there will be cookies again.

  2. Agree with anon 3:59 (the first one). These ‘bruising arguments’ are useful. It’s been a while since I bought, but as this site often proves, people who don’t live in a neighborhood can be ignorantly prejudiced against it, whereas people who in the neighborhood are often defensive and downplay its flaws to justify their decisions. It would be a bad idea to rely solely on either one, which is why Bstoner is so great.

    And it’s totally worthwhile to discuss what you could get for the same $ in another neighborhood, sorry for any hurt feelings.

  3. nothing but drugs and crime in the area you would have to be an outright fool to pay that price for anywhere near that block or area. If you send your kids in the street at night you should get put into psyc review.

  4. The whole point of these blogs, and indeed this site, is to debate what a particular listing is worth. The idea is to share our collective knowledge of particualr homes and neighborhoods so that buyers can get information from a source other than realtors (although many of the people who post on this site are obviously realtors).

    As for LM, I know some poeple in the area who would disagree, since they are nervous walking their kids across Flatbush and have had many bad experiences being heckled and insulted. But I’m glad that you and your kids are happy there.

  5. p.s., just to correct the record, a quick look at the floor plan shows that this house has three real bedrooms on the second floor. this particular layout is unique to homes with a two-story extension. the third bedroom is 12 feet wide, which is much wider than a hall bedroom, which is usually eight feet wide. (my son lives in a hall room, by the way, and he’s doing ok. thank goodness for the counseling to help him cope!) Only in America would this be considered a small house.

  6. I’m tired of these bruising arguments about what a house in a particular neighborhood is worth. The market will decide. But as a parent who lives in the neighborhood, I can assure you the Manor is a great place to raise kids. our kids have lots of friends in the area. there’s lots to do. and there’s a great sense of community.

  7. recent comps or not, and dumb buyers or not — at that psf you could buy in windsor terrace, a nicer neighborhood in every respect except housing stock.

    Or — if you’re from the school that says I want a gorgeous house above all, and don’t need a lot of neighborhood amenities — buy a beautiful old place with good bones much cheaper in Crown Heights or Bed Stuy.
