Here’s what one of the tipsters had to say: “This house is in a pristine row of limestones in the historically landmarked district in single family only Lefferts Manor. As for PLUS, that’s a good recap of some of the things the organization is working on. The was an effort to survey more people in the greater PLG neighborhood. I know this because I spent a Saturday morning hanging aroung the bus stops on Flabush & Empire getting people to take the survey. Maybe you should attend the next PLUS meeting.
The broker for 160 Maple is vivekin, see above psots. I 5:56 am not related to the house or the Manor, but was just trying to help out the poster who obviously hadn’t seen the house that many of the posts are about. Gosh.
Perhaps 5:56 is the broker (or someone affiliated with him) for 160 Maple charging his client 7%? Time to work for that fee. Most of the discussion here is about the neighborhood, not the houses. Those who are interested can attend both open houses on Sunday and decide which house they prefer.
5:53: Most of the discussion is actually about 160 Maple, which is also for sale for 925,000 and has lots of details. (Citi-habitats). The one pictured by Brownstoner is nowhere as nice and is absurdly overpriced at 930,000.

lots of people in this neighborhood send their kids to public schools all over Brooklyn, including neighborhoods throughout brownstone brooklyn, williamsburg and coney island. they’re available to kids throughout the city, brooklyn and beyond. our kids have as much right as any to attend them.
Whatever your opinion of Lefferts Manor, I don’t think that the interior of this particular house looks all that interesting. From the pictures they posted, there is very little detail and the kitchen looks like it needs an overhall. I’ve seen some other LM listings in the past that looked much nicer and had a lot of detail etc.
I think the one long term drawback to development of LM from an amenities perspective is the fact that it is sort of an “island” of beautiful homes surrounded on all sides by not very nice areas. Doesn’t mean those areas won’t change, but it is not like other brownstone/townhouse areas where one historic area runs into the next. Just a thought. I think it sounds like those who live there like it a lot and the housing stock generally looks quite nice.
Glad to hear people are trying to improve the commercial offerings in LM. Once these efforts bear fruit (in few years) and once the apartment buildings along Flatbush are no longer section 8 housing full of noisy people who hang out all night, the houses in the Manor may actually be worth in the 900’s.
also worth adding that a business improvement district is in some stage of development along nostrand and rogers avenues, the commercial streets on the west side of the neighborhood. they have good subway access, and they are quieter than Flatbush.
