While the original exterior is perfectly nice, $1.4 million for a three-story (basement doesn’t count in this case in our opinion) house in Crown Heights is pushing it. And if you consider dropped ceilings and linoleum floors to be “luxury” (as the ad calls the house), then this could be your lucky day. If, however, period details and preservation of capital is your thing, you may want to steer clear of President and Nostrand, where this house and its delusional broker sit waiting for a fool and his money.

  1. It’s almost like half the posters are not reading the other half. This house is on a special block (go check it out and this whole discussion will have been for nothing). It is not to be lumped in with other areas within Crown Heights. And this house in Clinton Hill would most def get at least that price, and those aware of recent sales know this is true. I also think the reason some people act a little offended in their responses is because the initial post by Brownstoner is itself a bit confrontational. In order to really know the market, one has to know the whole city. Or do some research.

  2. A Prime block of Clinton Hill with 4200 sq ft plus a basement (even with dropped ceiling) will fetch well more than $1.4.
    Nevertheless – some hasidim family is not at all interested in living in Clinton Hill or Cobble Hill but very much wants big space on President St. in Crown Hts.

  3. I’m not bad-mouthing or criticising Brownstoner…
    but am venturing opinion that
    1.) brownstoner people are not the market for this property
    2.) this is not general CrownHts but a very special part of Crown Hts – if you’ve walked or driven thru these few blocks you’d be amazed
    3.) there is a niche market for this area and these few blocks are the choicest for the niche.
    4.) may not get the $1.4 but will be close enough
    to surprise you doubting thomases.

    If there was a house of that quality for the equivilent of today’s 1.4 million in Ft. Greene or Clinton Hill 5-10 years ago he should be bad mouthing it and probably would have. It’s not ignorance of a neighborhood that Brownstoner has but a clear understanding of the market.

  5. Why all the grief for Bstoner? The place doesn’t look particularly great from the pictures – looks like a cheap renovation job – and since when do houses with cheap renovations go for $1.4million in Crown Heights? Sounds to me like people are looking for an argument.
