Here’s a classy looking rental in Bed Stuy at 275 MacDonough Street. It has one-and-a-half bedrooms, one-and-a-half bathrooms plus an office. Overall, the top-floor floor-through pad seems pretty homey and full of characater, we just wish we had a picture of the bedroom. It’s right near the shops on Lewis Avenue, and the A and C is a few blocks away. But what do you think of the $1,400 a month rent for this location?

i live on classon in crown heights and pay 1,000 for a studio. i just wouldn’t pay 1,400 to live b/w the Throop/Kingston and Utica Ave. stops. it seems that 1,400 could get you something definitely just as big and probably bigger in a more desirable location. My area and Prospect Heights come to mind. Maybe it’s just my admitted bias against the area.
Grand Army is right. The standard floorplan for these buildings would have one room behind that parlour which I’,m assuming is the kitchen and the bathroom.
Hard to understand how it would be a proper one bedroom, let alone a 1.5 bedroom + pffice without seeing the floorplan.
yeah, if no broker fee, this sounds about right price.

when you were looking, did you price compare with this area before settling in your current pad? if you did, what was your impression of prices – ie comparable or was one 10% higher than the other?
Presumably the dining room in the pics is actually intended for use as the main bedroom? Otherwise where are the office and 1.5 bedrooms. There are basically only two full-sized rooms on any brownstone floor — unless there’s a large rear extension.
I don’t think it’s right at this price point to make people pay a broker fee. it may sit for a while but otherwise it’s within range.

This is a nice-looking apartment (what is shown anyway), I think it’s priced reasonably. It looks to be at the top-end in condition and location for Bed-Stuy, so it makes sense it would be at the top of the range rent-wise.
