Here’s a classy looking rental in Bed Stuy at 275 MacDonough Street. It has one-and-a-half bedrooms, one-and-a-half bathrooms plus an office. Overall, the top-floor floor-through pad seems pretty homey and full of characater, we just wish we had a picture of the bedroom. It’s right near the shops on Lewis Avenue, and the A and C is a few blocks away. But what do you think of the $1,400 a month rent for this location?

  1. This appears to be a five-room apartment in perfect condition with original details in the best part of Bed Stuy. $1400 seems more than reasonable, cheap even. Not sure about the broker fee. I paid $2150 for a comparable apartment in Bushwick two years ago. Also paid $1500 plus utilities (effectively 1900) for a much bigger apt in Bushwick with no detail and a flotilla of vermin.

  2. yah – agree with most, that the specs are not fully comemnsurate with these ~18 x ~50 brownstones, unless there are several awkward, cut-out spaces, which there do not appear to be from the 11 pics on the Corcoran ad. I’d guestimate that the footprint of the building is in fact nearly 900 sf. This block is undeniably prime stuy heights, even for a 1.5 BR, 1 ba, this appartment would go quickly at $1400 if it were listed by the owner(s).

    In terms of answering the question: “might there be better value rental elsewhere?” Id say: of course, it depends on how one weights their value factors, some might crave a quiet historic block like this one while others would prefer a few decent restuarants/bars etc…

  3. According to PS, building is 20 x 45 so, 900 sq ft less whatever is in the hallway. According to C of O, this unit is on the top floor so that amount of hall space should be minimal but isn’t always.

  4. Stringer Bell, most definitely. I think Stuy Heights and Crown Heights North are great areas for folks looking for a lot more sq ft for the buck. where else in brownstone BK would someone be able to get 1200 to 1400 sq ft of pre-war charm for under $2500. but for the nice retail, bars, restaurants, they aint the right spots.

  5. 1k/mo for a studio on prospect heights/crown heights border is pretty standard from what i’ve seen. plus i like my building and blah blah blah.

    i just don’t know of anyone that would spend 1400 there.

    maybe my “laughable” comment was off the mark.
