3D has no view and looks out at the back of neighboring buildings – way, way overpriced.
Says who?
Bolder, size isn’t everything.
An extra 600 sf, no matter how it’s configured, and a half bathe are surely worth more than 10K. Even if you’re paying an extra 450 month in maintenance, 6E is a good deal. I’d even say it’s underpriced.
But, seriously… is the larger/more expensive apt a better deal if you have to shell out time, effort and more cash to get what you want? I think it’s just an expensive 3 bedroom apt in that case. But someone, somewhere will want that. Just as someone, somewhere, will not want the work. Each one is a deal for the person whose needs are met.
I would rather have a few spacious rooms, than live in a rabbit warren if I didn’t have kids to house. I think the quality of space (including kitchen) is nicer in 3D. But some people might want an extra room more than a sense of space. Or some people might knock some walls down… This is Brownstoner afterall. However, I am DONE renovating in this lifetime.
I say 6E all the way. I’d go straight to the condo board and see if I could blow out the wall btw. the kitchen, maids room and pantry and make it an eat-in kitchen. I’d also take out the hallway to the bedrooms to give the living room more space. You could then make it a living/dining room and convert (if needed) the dining room into another bedroom or study/den.
More space is just better. Doesn’t matter if you have kids or not.
