11217, please explain how NY real estate works and how maintenance costs are calculated, so that we can show you why people like you get ripped off so easily.
I own a coop. I understand NY real estate. That maintenance is too high for that area in my opinion. I like the apartment though, but not for close to $3000 a month including maintenance, especially since maintenance once it goes up never goes down unless maybe an underlying debt such a mortgage is paid off.
Saying this place is in Ditmas Park is a bit of a stretch, no?
But I guess I should be proud to live in one of the fastest expanding neighborhoods in Brooklyn. From Prospect Park South to Brighton Beach, all your blocks are belong to us!
Nice looking building. But: not quite Ditmas Park, not one block to B express stop and that maintenance is not reasonable. Overpriced. Here is a 3 bdr comp for $325K:

b2, normally maintenance gets cheaper the farther you’re from manhattan becasue taxes should be cheaper as they are based on “rents”. $1 per sq foot high with no doorman.
Maintenance under $1 psf is a bargain today.
The people who think this is high maintenance don’t really even know the basics of NYC real estate.
Do any of you own a co-op? The maintenance seems pretty average to me for the square footage. Remeber, they have to pay for RE tax, water, heat, electricity in the common areas, interest and principal on any underlying mortagage, building staff, legal and accounting, and general building upkeep.
Couldn’t find the floor plans, but looks really really good, love the table and chairs in the kitchen….
Great neighborhood. Beautiful, gorgeous architecture, family-oriented. But the other problem here is the subway situation. The ad says this is one block to the Q/B express. But it’s not quite that simple.
First off, the B stops there during morning rush hour ONLY (so tough luck afternoons, nights or weekends.) It’s also that there has been construction at the Avenue H station for roughly forever. First the Brooklyn-bound platform there and at Avenue M was closed for a year. Now the Manhattan-bound side is.
Which means that you either have to walk several longish blocks to Newkirk – kind of a tough call at night sometimes – OR you have to wait for the local in the opposite direction, take it two extra stops, and then wait for the Manhattan-bound train down at Kings Highway.
(Granted, they say the station will be back online sometime this fall, probably in about six months. But given the current state of the construction – during which, by the way, they carelessly destroyed a landmarked, century-old station house, with no advance notice or repercussions – let’s just say I’ll believe it when I see it.)
